In 14 years of selling real estate, one piece of advice still stands above the rest for soon-to-be-sellers in Winnipeg:

Don’t do any repairs or renos!… yet. 

Touching up the scuffed paint in the kitchen or replacing the out-dated flooring in the bathroom may not make a difference to buyers if other more important things aren’t done, things you may be unaware of or not even notice.

When your agent arrives and alerts you of what-else-should-be-done and, unfortunately, the work you did that doesn’t-really-matter, you may be so fatigued and frustrated that you don’t want to do any more work or spend any more money. Work that would have made an impact goes undone and the time and money you’ve already spent is wasted.

Or worse, you may only discover what-really-matters-to-buyers after your home goes on the market and gets less-than-lovely feedback from buyers.

To prevent needless stress and save your time, energy and money, it’s easiest to get your agent’s advice on what to do before you start any projects.  They know what should be done first and what won’t make a difference because your agent:  

  • Shows houses to buyers all the time:  they have in-depth knowledge on what buyers notice first, and what turns them off fast.

  • Offers a fresh perspective:  they aren’t desensitized to your home so they can point out things that you may not even notice anymore. 

  • Knows the art of merchandising:  they know what to do to showcase your home in a way to cause someone to want to buy it.

When I work with Sellers one of the first things we do is create a simple list of what to do, specifically tailored to their unique home, in order of what to do first.

This way they know best where to spend their energy and money and don’t have to stress over things that won’t matter.

Selling a home is different than living in a home. Knowing what the top priorities are to get your specific home sold will prevent unneeded stress, saving your energy and money.
